Project Manager

 

POSITION SUMMARY

Management, oversight, and administration of a portfolio of capital design and construction projects including program development, feasibility analysis, cost estimating and project budget development, design management, procurement and bidding, construction management and project closeout. Ensures design supports a healing environment for our patients, staff, and visitor's needs. Projects maybe located at any Montefiore Einstein site including MMC, CHAM, Weiler (Einstein), Hutch, WSQ, Wakefield, MNR, Shaffer, MNV, AECOM, MMG off sites and FGP off sites.

 

Position Responsibilities/Job Duties

Work with the Sponsor, Project Initiator and/or User Group as well as coordinate with key support departments and design and construction departments, to develop a high-level project program, project estimate based on historic project costs at Montefiore Einstein, and project milestone schedule.

 

Prepare request for proposal/quote documents for A/E Services, Hazardous Materials Testing, Cost Estimating, Commissioning, Expediting and other consultant services as required for the project.  Oversee the procurement process. Review, analysis, score and level proposals and quotes. Make recommendations for award. Oversee the preparation and execution of contracts and/or purchase orders.

 

Develop detailed project budgets, manage to the budgets, review, and analysis cost monthly and provide anticipated exposures. Develop a baseline project schedule, monitor the schedule, and act to making sure the schedule is maintained. Alert senior leadership when scheduling challenges and delays occur.

 

Manage and oversee A/E consultants ensuring all contract deliverables and desired design solutions meet the represent the Montefiore Einstein Brand. Coordinate and obtain design input from the Facilities Engineering, Environmental Health and Safety, Real Estate, IT, AV, Security, Telecom, and Interior Design departments and the Art Curator.

Prepare and send bid packages to approved contractors and conduct pre-bid conferences and site tours. Coordinate responses to request for information from bidders. In conjunction with purchasing, conduct bid openings. Determine if bids are responsible and responsive by detail review, analyst, and leveling.  Make recommendations for award. Oversee the preparation and execution of contracts and purchase orders.

 

Manage construction administration by ensuring the A/E team fulfils their responsibilities and responds to all RFIs and submittals from the contractor. Perform periodic checks of the construction site to ensure safety, proper means and methods, and construction is progressing in accordance with the schedule.  In conjunction with the A/E team, review change order request to confirm request is warranted, all backup is included to justify the cost, and analysis impact on the project schedule. Process approved changed orders. In conjunction with the A/E Team, review, approve and process payment requisitions.

 

Education Level / Experience

Bachelor’s Degree – Architecture or MEP Engineering.

Length of Work 7+, some of which may be substituted by advance degrees.

Experienced managing projects or portfolio of projects work valued at over 10 Million Dollars.

Experienced working on complex projects such as hospital, laboratory, or pharmaceutical.

 

KNOWLEDGE REQUIRED

Understanding of FGI Guidelines, healthcare codes, NYC and NYS building codes, and ADA.

Administration and Management - Knowledge of business and management principles involved in contract management, strategic planning, resource allocation, leadership technique, production methods, and coordination of people and resources.

Design Management - Knowledge of developing capital project programs, site investigation, analysis and feasibility, schematic documents, design development documents, construction documents, including specifications. Ability to review construction drawings and specifications to ensure drawings and specifications are complete and coordinated.

Building Materials and Mechanical, Electrical, Fire Protection, and Plumbing Systems (MEPs)- Knowledge of building materials and MEPs systems including proper specification of material and MEPs for designated use, understanding materials and systems that promote healthy environments and meet the desired life-cycle requirements.

Project Management – Knowledge and ability to apply project management techniques, including scope, procurement, time, cost management, communications management, quality, and risk management. Ability to understand team dynamics and foster strong relationships that contribute to collaborative partnerships needed in project delivery.

Customer and Personal Service - Knowledge of principles and processes for providing customer and personal services. This includes customer needs assessment, meeting quality standards for services, and evaluation of customer satisfaction.

Critical Thinking - Use logic & reasoning to identify strengths & weaknesses of alternative solutions, conclusions/approaches to problems.

Judgment & Decision Making - considering the relative costs and benefits of potential actions to choose the most appropriate one.

Communication Proficiency - Superior communication, written, oral, and presentation skills.

 

SPECIALIZED SKILLS AND TECHNICAL COMPETENCIES:

MS Office and MS Project.

Ebuilder and AutoCAD experience, preferred but not required.
